Electrical Safety Obligations For Landlords

Landlords take note. There are significant financial risks for those that don’t follow electrical safety obligations closely enough. Whether that be through incurring fines or invalidating insurance, these risks aren’t worth taking. What is more, if safety guidelines and obligations are not adhered to, landlords are also putting millions of private tenants at risk of injury, or worse, death.

Your Legal Responsibilities As A Landlord

  • Ensure that electrical installations in a rented property are in a safe condition and remain safely installed for the duration of the tenancy.
  • Ensure that a HMO (House in Multiple Occupation) has an inspection carried out every five years.
  • We recommend that if you carry out a regular inspection even if not legally obliged to do so.
  • Ensure that any appliance you provide is safe and as a minimum has the CE marking.
